One effective way for companies to eliminate the risk of rising construction costs for their office buildout is to consider a spec suite.

Benefits of spec suites include not having to pay out of pocket to build out your space; however, this means rental rates are typically slightly higher. These spaces are also generally available for shorter lease terms.

Some downsides include having little to no control over the design of the space and understanding that some office space elements may not be included in the landlord’s build out.
