Tenant Representation: The Difference Between Usable SF and Rentable SF

Understanding the difference between usable square footage and rentable square footage is important when it comes to signing your lease. Knowing the difference between these two terms will help you fully understand your space and the rent you will pay on it.

Usable square footage, or USF, is the space that your business and employees occupy exclusively. Rentable square footage, or RSF, on the other hand, is a number comprised of your usable square footage as well as your company’s share of the building common areas.

It’s important to know the difference between usable and rentable square footage because usable square footage is the exact amount of space your employees will physically occupy. Rentable square footage, however, is the square footage that is used to calculate your rent.
