Mid-Lease Strategies: Commercial Lease Buyout

What can you do if you want out of your lease obligation? Try a lease buyout.

A Lease Buyout is when you pay a pre-negotiated sum of money to buy out of your lease obligation prior to the lease end.

A Lease Buyout requires a significant amount of capital at the time of the buyout. That sum is calculated based on your remaining lease obligation, typically 80-95% of that total cost due at the time of the buyout.

It can be difficult to negotiate a lease buyout unless you’ve pre-negotiated one into your original lease, but not impossible. Just be ready to negotiate.
