Submarket Overview

The Suburban St. Paul submarket is the largest submarket in the Twin Cities metro area. It is comprised of the cities of St. Paul, Woodbury, Maplewood, Roseville, Blaine, Coon Rapids, a portion of Northeast Minneapolis, and many other suburban cities on the northeast side of the metro. Top employers include 3M (12,000 employees), MNDOT (5,700 employees), Boston Scientific (3,200 employees), and Medtronic (2,800 employees). The region is demographically diverse and home to an impressive number of public and private universities.

The Suburban submarket contains approximately 32.8 million square feet of office space. The vacancy rate is 5.8% and is expected to rise; however, this rate is in line with the long-term average for the submarket and is substantially below the Minneapolis vacancy rate of 9.8%. There is nothing under construction currently, although approximately 240,000 SF was delivered over the past few years.
